Here’s the Story

Some client relationships come full circle - and this one did in the best way possible. I first helped these sellers sell their very first home, then represented them again when they built their dream home on Carrollton Ave in the heart of the Old Northside in 2017. Fast forward to 2023, and it was time for their next chapter - moving into the sought-after Holiday Farms community. My mission: to market their downtown luxury home to perfection and get it sold for top dollar.

The Property

Welcome home to the coveted Old Northside! This 4-bedroom, 3.5-bathluxury home offered the best of downtown Indy living - a nearly new, five-year-old custom build featuring an open main-level floor plan with elegant kitchen, dining, and living spaces. Upstairs offered three spacious bedrooms, two additional full baths, and a large laundry room. The lower level included a family room, additional bedroom, full bath, and storage.

The Challenge

High-end homes in downtown Indianapolis can be competitive, especially when interest rates and inventory start shifting. At nearly a $1M price point, buyers expect impeccable presentation and value. My challenge was to make sure this home stood out among other luxury listings - and to attract both lifestyle-driven buyers and savvy investors who would appreciate the carriage house income potential.  Downtown Indy’s market in mid-2023 was shifting. Inventory was rising, interest rates were up, and buyers were becoming more selective - especially in the upper price ranges. At nearly a $1M price point, standing out was crucial.

The Results

The results spoke for themselves. Listed on July 29, 2023, we secured a strong offer just 18 days later, and by October 10th, we were officially closed at $975,000. The sellers had originally built the home for in 2017 for $700,000, so this was a fantastic return - and more importantly, a smooth, successful transition into their next dream home in Holiday Farms.
